Make your property as well presented for incoming tenants as possible as they have to hand it back the same way as you left it!
Do expect reasonable wear and tear – people do have to live in your property and will walk on carpets, scuff walls lightly, bulbs will blow, storms will happen and appliances will break down.
Remember pest control is your responsibility on an annual basis and water usage will still be the landlords cost up to a certain level.
Make sure you are easily reached any time, any where in case of an emergency – email, mobile numbers and always landlines. Keep us informed if you are planning to be away from your usual home for a period of time.
If you own a brand new property, as landlord, you will be obliged to pay the initial telephone connection fee.
